Lori Farringer, Property Manager for PRUDENTIAL STERLING PROPERTIES, has nearly 25 years experience managing single family homes, condominiums, and commercial property in Brevard County.  We work with fully qualified, licensed and insured vendors who respond quickly to our calls and offer our owners the best rates possible.

Our Fee Schedule:

• Rental commission on properties managed by Prudential Sterling Properties that are rented for 6 months or longer is one month's rent and for non-managed properties, the rate is also one full month's rent.  If the property is rented short term, the rental commission is one half of one month's rent. Also for short term rentals (less than 6 months and 1 day), we collect the sales tax from the tenant and remit it to the Department of Revenue on a monthly basis.
  
• We do not charge lease renewal fees, nor service fees for repairs, nor management fees if the property is vacant unless clerical duties are performed such as paying mortgage payments, association fees etc. A minimal monthly charge is then collected. 
  
• The Management Fee is 10% of the gross monthly rent. 
  
• You will receive computerized monthly statements along with copies of any invoices paid that month. An end of year statement, along with a l099, will also be provided for tax preparation.
